Empuriabrava is built around an extensive network of navigable canals, with a majority-foreign ownership base. That combination creates specific legal questions that simply don't arise in other Costa Brava towns.

Properties with a mooring

Moorings in Empuriabrava are bought, sold and inherited separately from the home, with their own registry title and port-community rules. We check the mooring's situation before any transaction, not just the house's.

Overlapping communities

Many properties answer to more than one community of owners — the building or development, and the wider canal community. Unpaid community debts can follow the property at sale, so we check the accounts before you sign.

Tourist-rental licences (HUT)

Short-term rental is regulated by Decree 75/2020 — and since Decree-Law 3/2023, many municipalities also require a prior urban-planning licence, valid for five years. Whether that applies to your property depends on the specific designation, and needs checking individually.
